"What does the money actually buy in Twizel?" I'm asked that more than any other question, usually by someone who has just spent a weekend here and doesn't want to leave.

So here's a straight answer, using the Twizel homes for sale on my books in October 2026. Listings change quickly, so treat this as a snapshot and check the current listings for anything new.

$400,000 to $550,000: a section and a plan

At this level in my current listings, you're buying land and building the home you want on it.

• 10A Matukituki 2,230m2 section $429,000
• 6 Cameron Place: 5,416 m² section, $449,000
• 25 Musterers Way: 5,255 m² section, $469,000
• 260 Glen Lyon Road: 4,000 m² section, $479,000
• 909 Manuka Terrace: 4.12 hectare lifestyle block, $539,000
• & an half acre & acre section are about to be listed ( town services)

These are generous sites. Even the smallest is around 2,000m², and Manuka Terrace gives you more than four hectares to play with a rural setting. When you compare a section with a finished home, add your build cost and your timeframe, and ask me about any covenants before you start sketching floor plans.

$800,000,000 to $1.25 million: Twizel houses for sale, ready to move into

This is where the family homes sit. All three below have two bathrooms and around 190 to 220 m² of floor area.

• 4 Lakeland Avenue : 3 bedrooms,1 bathroom, 127m2 $ 829,000
• 19 Greenfield Place: 3 bedrooms, 2 bathrooms, 230m2, $879,000
• 27 Lakeland Avenue: 4 bedrooms, 2 bathrooms, 186m², $939,000
• 14 Turbine Avenue: 3 bedrooms, 2 bathrooms, 219m², $1,185,000

If you want to arrive on a Friday, turn the heating on and be on the lake by Saturday morning, this is your bracket. These homes suit permanent living just as well as holidays, which is worth remembering when you think about resale.

$1.5 million and above: space and outlook

At the top of my current Twizel listings is 271 Glen Lyon Road: 4 bedrooms, 2 bathrooms, 278 m² and garaging for four vehicles, at $1,795,000. At this level, you're paying for land, privacy, and the view as much as the house & extra unit ( that is an income stream if needed) 

Looking for less than $900,000?

I'll be upfront: the Twizel houses I have listed today start at $799,000. That doesn't mean there's nothing for you.

• 1341 Omarama-Lindis Pass Road, Omarama, gives you 5 bedrooms for $799,000, under half an hour south of Twizel.
• Property alerts put new listings in your inbox as they come to market. We have several pipeline listings that are in this range.

Hydros, though our main housing stock in main Twizel has seen limited options coming to market over late winter early Spring & when they have it it has been by deadline sales process with strong interest. Selling at high 5s and above

Also worth a look: Lake Ohau

If it's a lake and mountain outlook you're after, 98C Ohau Drive is a 3-bedroom, 2-bathroom home of 212m² at $1,250,000. There's also a 1,214m² section next door at 98A Ohau Drive, priced by negotiation.

How to read a Twizel asking price

Two things help you judge whether a price is fair. First, ignore the CV. It's a rating tool, not a market value, and I've explained why in true market value vs CV in Twizel.
